Make sure your RCI are happy, your density will grow. houses will become apartments and then to super dense apartments. Keep checking your data to make sure everyone's happy and have what they need (water, power, parks, education, trash collection)
 
Look at your jobs/pop chart. make sure that you're at zero unemployment and have enough people that are satisfied commercially. if you need jobs, don’t go crazy and zone in same amounts of commercial or industry: zone a few and see how it affects the numbers. If you need more workers, zone some residential and see how it'll affect your your numbers. The thing here is that once they start developing and getting denser, it'll fuck with your numbers even more so small zone that was giving you 20 workers would now be giving you 200 numbers, so start with minor to medium changes at first until you get an idea of how they'll grow.
 
Roads are important. small streets will keep your density at their lowest. medium streets will keep density at medium. I forgot what they're called, but the dark streets will let them grow to max. Medium Avenues will keep your desnity at medium. The other avenues (streetcar and the other one) will allow for max density.
